JPI has broken ground on Portico, a $150 million mixed-use project in Downtown Long Beach, California. It's the first phase of the Mosaic redevelopment, which used to be called City Place Long Beach.
Portico is an eight-story podium building with 272 residential units and about 18,841 square feet of ground-floor retail along The Promenade. AC Martin is handling the design. They're targeting completion in June 2028.

Pretty straightforward downtown podium build, but there's enough density here to demand tight coordination from the start. Stacking residential over retail always adds pressure on sequencing, inspections, and utility tie-ins. Since this is the opening act for a bigger redevelopment, execution matters beyond just this building. How Portico goes will set the tone for whatever comes next on the site.
