The Build:
Hut 8 has signed one of the largest AI driven data center leases to date, securing a 15 year agreement for 245 MW of capacity at its River Bend campus in Louisiana. The deal carries a base contract value of $7 billion, immediately putting the project near the top tier of U.S data center commitments.
The lease is structured for long term stability. Google is providing a financial backstop for the base term, reducing tenant credit risk and giving Hut 8 confidence to move forward with large scale development. Initial delivery of capacity is targeted for Q2 2027, with additional data halls expected to follow later that year.
River Bend is being positioned specifically for AI and high performance compute workloads, where power density, cooling, and long duration capacity matter more than traditional colocation flexibility. Hut 8 has not disclosed construction partners, building counts, or detailed site layouts at this stage.
According to Hut 8’s press release, the lease also includes multiple renewal options, which could increase the total contract value to approximately $17.7 billion if fully exercised. The tenant Fluidstack, holds a right of first offer for up to an additional 1,000 MW of future capacity at the site. Power for the campus is expected to be supported by Entergy, with project financing involving major institutional partners.
This isn’t just a speculative build. It’s a committed, long term AI infrastructure play.
