The Daily Dig
Goodwin Living broke ground on October 7, 2026, on Goodwin House Seminary Road, a $360 million senior living development in Alexandria, Virginia. Clark Construction is the general contractor.
Every residence is already reserved, about three years ahead of the projected 2029 opening.
Booked Before the Backhoe
The two-tower community will add 257 residences to Alexandria’s senior housing supply.
That count includes 217 independent living residences. Rounding it out are 16 assisted living residences and 24 small house skilled nursing and dementia support residences.
A third-floor garden terrace will connect the towers. Rooftop green spaces and a saltwater indoor pool are also in the plans.
The new towers share a complex with The View Alexandria by Goodwin Living, bringing the combined campus to 382 residences.
Crew Count
The project is expected to create more than 1,200 construction jobs and engage more than 50 local businesses.
“We are proud to partner with Goodwin Living on this $360 million investment, creating more than 1,200 local construction jobs and building a dignified home for the Alexandria community,” said Terry Simon, Division President with Clark Construction.
Seven one-bedroom residences will be offered at reduced rates through an affordable housing plan developed with the City of Alexandria.

TheJobWalk Thoughts
Reserving every residence three years before opening is a strong demand signal, even though reservations aren’t residents yet. On a job like this, owners typically watch the schedule as closely as the budget. Subs should be ready to defend their durations as well as their numbers.
Senior living projects that include skilled nursing often carry stricter institutional code requirements than standard residential work. The exact requirements depend on occupancy classification and local code. Trades fluent in that mix of residential and healthcare work have a real selling point in this market.
