Amazon Web Services has filed permits with the Texas Department of Licensing and Regulation for two data center projects in San Antonio, totaling $90 million in new construction. Both filings were registered March 15, 2026, and Gensler's Houston office is the design firm on both.
The first, Bitter Blue, is a confirmed AWS development filed under Amazon Data Services Inc. at 12807 Donop Road in Bexar County. It's a two-story, single-tenant facility spanning 119,407 square feet with a $65 million estimated cost. Amazon acquired the property in October 2020. Construction is scheduled to begin December 3, 2026, with a completion date of February 9, 2029.
The second project, COPT Potranco, is less clear-cut. The owner of record is COPT San Antonio LP, a REIT with a known history as an AWS landlord. The tenant contact listed on the COPT filing is Anushua Mantrala, an AWS-employed engineer. AWS has not formally confirmed its involvement, and the filing itself describes the scope as a core and shell build for a future single-tenant computer data center, suggesting a tenant has yet to be officially named.
COPT Potranco sits at 1535 NW Crossroads and will span 141,979 square feet at an estimated cost of $25 million. Construction is scheduled to start October 1, 2026, with a November 30, 2027 completion.

Gensler on both filings is worth watching. That's not a coincidence, it's a coordinated program, and subs with mission critical experience in that market should already be making calls.
Bitter Blue has a longer runway with a February 2029 completion, but a December 2026 groundbreaking means procurement is moving now. Electrical, mechanical, and low-voltage scopes fill fast on hyperscale projects. If you're not already in the conversation, you may be behind.
San Antonio is drawing serious capital from multiple hyperscalers at the same time. For suppliers and subcontractors without a foothold there, the window to get established ahead of the work is getting shorter.
