The Daily Dig
Crescent Communities is building a 313-unit residential community at oneC1TY, Nashville's health and wellness focused mixed-use campus. The project, called NOVEL oneC1TY, will replace C1TYBLOX, the shipping-container retail and sand volleyball village that's occupied the site for over a decade.
Cambridge developed the broader oneC1TY campus. Crescent and Cambridge are exploring ways to carry pieces of C1TYBLOX into the new project. The site sits at the intersection of I-440 and Charlotte Avenue in West Nashville.
Redevelopment Row
C1TYBLOX will keep operating through the end of the year. Crescent and Cambridge say they want to bring some of its most popular elements forward, including a public plaza that seeks to bring back sand volleyball.
Cambridge senior vice president of development Alan Aschenbrenner said C1TYBLOX started as a "temporary" activation strategy 12 years ago. Since then, roughly 20 food, health, fitness, and creative-arts tenants have rotated through it.
NOVEL oneC1TY will include 5,000 square feet of ground-floor retail and public plaza space.
Once complete in 2029, NOVEL oneC1TY will offer studio through three-bedroom units. Planned amenities include a rooftop pool deck, a resident clubhouse, a fitness center, a courtyard with fire pits, and a top-floor sky lounge with skyline views.
The Building Team
The project team includes KTGY on architecture, CSDG on landscape architecture and civil engineering, EM Structural on structural engineering, IMEG on MEP, and Streetsense on interior design.
NOVEL oneC1TY adds to a Nashville pipeline that already includes active leasing at NOVEL Manchester Farm and HARMON West Meade, along with construction underway at NOVEL Richland Creek.

TheJobWalk Thoughts
No general contractor is named yet, which isn't unusual this early. Announcements like this typically land before the GC and major trade packages are locked in, so that piece of the story will surface separately.
This release names NOVEL oneC1TY alongside three other current Nashville moves from Crescent: leasing at Manchester Farm and West Meade, and construction starting at Richland Creek. Worth tracking whether that pace holds as more of these convert from announcement to vertical work.
