The Daily Dig

Greystar announced the closing and groundbreaking of 720 Vandenburg on November 2, 2026. The project is an apartment community with 205 units across five stories in King of Prussia, Pennsylvania.

The detail that matters most to the trades is who is building it. This is Greystar’s first self-perform wood frame construction project in the Philadelphia region.

Framed Up

The site covers 6.85 acres along Vandenburg Road, with access to the Main Line and to job centers in Montgomery and Chester counties. Residents will be close to the King of Prussia Mall, which covers 2.9 million square feet, and the King of Prussia Town Center next to it.

The building will have 205 units ranging from one to three bedrooms. Amenities include a clubhouse, coworking space, a fitness area, a resort-style pool with a grilling area and a rooftop deck.

Going Four It

Greystar has been busy in the Philadelphia market this year. “We are excited to break ground on 720 Vandenburg, Greystar’s fourth development in the Philadelphia region this year,” said George Hayward, Managing Director for Development at Greystar.

Construction is already underway, and completion is expected in fall 2028.

TheJobWalk Thoughts

Self-perform rarely means a builder handles every scope with their own crews. Most keep select trades in-house and still buy out the rest. Greystar hasn’t said where they’re drawing that line on 720 Vandenburg, so framing subs should ask now instead of finding out on bid day.

Four Philadelphia region developments in one year is a real pipeline. Subs and suppliers who perform well here help their case for future work. Pool and rooftop deck work usually comes late in the schedule but can be bought out early, so get on the bid list now.
