Hedgehog USA has signed a long-term energy supply agreement with Idemitsu covering its initial portfolio of powered land sites. The Navarro County, Texas campus is the named development in the announcement. The site combines a large-scale development footprint with scalable power generation capability and can support up to 600 MW of data center capacity by the end of 2027.

Under the terms of the agreement, Idemitsu will provide long-term energy supply solutions tailored to large-load, mission-critical facilities. That kind of capacity is in high demand as hyperscale and enterprise data center operators compete for sites with access to reliable power. For Hedgehog, the deal supports its goal of delivering fully integrated, energy-ready sites ahead of construction.

Hedgehog CEO Jeff Barber pointed to the site's dual pipelines as the piece that sets this deal apart. He said most powered land strategies fall short because landowners haven't fully committed to firm gas transport ahead of tenant commitment. With that commitment in place at Navarro County, Hedgehog says it can move from land origination to executable projects with more speed and certainty.

Idemitsu's John Happ framed the arrangement as a model for how powered land should work under a Behind-the-Meter strategy. Pipeline capacity and related infrastructure investment happen ahead of the commercial operation date rather than after. Marathon Capital is serving as exclusive financial advisor for the sale of 100% of the project and continues to provide strategic guidance on development, commercialization, and market positioning.

Barber's comment about firm gas transport being the missing piece in most powered land deals is the real headline for anyone in site selection or development. By his own account, most landowners haven't made that commitment before a tenant signs. Hedgehog has, and that gap is what a GC or developer should weigh when comparing this site against other "powered land" listed in Texas.

The portfolio detail matters more than it might look. This agreement covers Hedgehog's initial portfolio of powered land sites, not just Navarro County. That suggests more Hedgehog sites could follow the same model, which is worth tracking if you do work in Texas gas infrastructure or data center delivery.

For sales and BD teams, the useful signal here isn't a construction start date, since none is announced. It's that Hedgehog and Idemitsu are treating power certainty as a pre-tenant deliverable instead of a post-lease scramble. Developers running that playbook are worth building a relationship with early, even while the project is still pre-construction.
