Logistics Property Company (LogiPropCo) has officially entered the Denver market, breaking ground on Eagle 25 Logistics Center, a three-building industrial park totaling over 600,000 square feet. The site sits near the intersection of I-25 and E-470, giving tenants direct access to the broader Denver metro area.

The three buildings are sized and configured for flexibility. Building 1 comes in at nearly 175,000 square feet, Building 2 at 230,000 square feet, and Building 3 at 202,000 square feet. Building depths range from 180 to 240 feet, with clear heights between 28 and 32 feet. The project also includes a build-to-suit opportunity and adjacent land for future development. All three buildings will be designed and constructed to LEED standards and equipped with up to 6,000 amps of power.

Colorado-based Alcorn Construction is serving as general contractor. The developer and contractor have worked together before, with Alcorn President and CEO Derek Simpson noting the team is building on prior collaboration. Leasing is handled by T.J. Smith and Nick Rice of Colliers. Delivery is expected in Q2 2027.

LogiPropCo entering Denver with a 600,000 SF multi-building park signals real confidence in sustained tenant demand along the Front Range. For subs and suppliers, this is a live procurement window. MEP, concrete, steel, dock equipment, and sitework all have a place here on a Q2 2027 timeline.

The build-to-suit component is worth watching. If activated, scope and schedule on at least one building could shift materially, which affects how subcontractors plan and sequence across all three. Getting eyes on that early is worth the effort.
