The Daily Dig

Murphy Development has acquired two properties in Nampa, Idaho totaling 77 acres for a 1,492 unit mixed-use master planned community called Nampa Point. The project is planned along the Highway 16 Corridor, with groundbreaking targeted for 2027 according to partner Mike Arduino. The Nampa City Council approved the development in June 2025.

Plans call for a mix of three- and four-bedroom homes across 68 acres, with the remaining acreage set aside for commercial space and a three acre working farm. The farm is expected to feature fresh cut flowers, small crops, and holiday markets as part of what the developers are calling an "agrihood." Additional amenities may include a cafƩ, market, and a potential restaurant. The site is positioned to benefit from Ustick Road being widened to five lanes and from the ongoing construction of Highway 16, which is slated for completion in 2028.

TheJobWalk Thoughts

The conversation here shifts from entitlement to execution. Land is acquired, a 2027 groundbreaking is on the calendar, and the focus now moves to site design, civil engineering, and coordination tied to the Highway 16 corridor buildout. At nearly 1,500 units plus commercial and farm components, this project almost certainly delivers in phases, which means multiple bid windows over time rather than one vertical push- a meaningful distinction for subs and suppliers trying to plan their pipeline. For contractors tracking western Idaho growth, Nampa Point is a long cycle project anchored directly to major transportation investment, and the time to get in front of the right people is well before dirt moves in 2027.
