The Daily Dig

Walmart plans to build a $400 million distribution center in Cibolo, Texas, according to a Texas Department of Licensing and Regulation filing dated October 28, 2026. The filing lists the project as “Project Theo,” with 744,433 square feet in total.

The site is at 3641 S. Santa Clara Road in Guadalupe County. The filing classifies the job as new construction that is privately funded, on private land, for private use.

Big Box, Small Box

The distribution center makes up 712,500 square feet of the total.

Connected to it is 31,933 square feet of office space. That would be a sizable building on its own, but here it barely registers next to the warehouse.

The filing names ESI Group USA, based in Hartland, Wisconsin, as the design firm. It doesn’t list a general contractor.

Clock’s Ticking

The filing shows a planned start of February 1, 2027, and a planned completion of August 1, 2029. That puts the schedule at 30 months.

The filing doesn’t say whether the building will be automated. Automation is one component of Walmart’s broader supply chain spending. On the company’s February 19, 2026, earnings call, President and CEO John Furner said that spending would “probably peak this year and next year.”

More Texas Work

Cibolo isn’t Walmart’s only Texas project. A separate state filing covers a 96,715 square foot remodel at their New Braunfels distribution center. That filing showed an $8 million phase slated to begin August 17, 2026, with new electrical and material handling equipment among the work.

TheJobWalk Thoughts

Thirty months is longer than a typical warehouse shell needs, and the filing doesn’t explain the extra time. Electrical and material handling subs should find out why early. If the answer is automation, those trades could end up setting the pace for the back half of the job.

On a February 2027 start, early packages like sitework, concrete, and steel are typically bought in the months before mobilization. The 31,933 square foot office could also be bid as its own interiors and MEP package. If it is, that’s a realistic opening for midsize subs who aren’t built for the main warehouse.
