Vertical construction is underway at Wyld Oaks, a 215-acre mixed-use destination at the SR 429 Beltway and W. Kelly Park Road in Apopka, Florida. The project going up is Exchange at Wyld Oaks, a community of 325 residences backed by institutional equity from Carlyle Realty Partners X.
Developer Dewfall Hathaway is an Atlanta-based multifamily specialist with more than 20,000 units delivered across the Southeast. Wyld Oaks founder Joseph Beninati called Carlyle’s backing “a market signal.”
Groundwork Before Rooftops
Exchange is the first multifamily community to go vertical at Wyld Oaks. It’s rising on a site where main roads, sidewalks, landscaping, street lights, hardscaping, and core utilities are already complete.
The underground conduit is also in for WyldTech, a fiber network that will offer speeds up to 5 Gbps at move-in, upgradeable to 10 Gbps.
Floor Plan Rundown
One bedroom, one bath, averaging 741 sq ft
Two bedrooms, two baths, averaging 1,081 sq ft
Three bedrooms, two baths, averaging 1,307 sq ft
Growth on All Sides
More than 2,200 new homes are under construction within two miles of the site. Within five miles, more than 13,000 residential rooftops are planned or underway.
W. Kelly Park Road is also slated for an expansion that adds a four-lane roadway, a landscaped median, and wider sidewalks.
Room for Retail
Beninati says Apopka’s growth has created a retail opportunity gap of nearly $300 million in the trade area, and Wyld Oaks is designed to bridge it. The project is marketing more than 300,000 square feet of planned retail, plus hotel sites and room for additional multifamily.
As Beninati put it, rooftops bring customers, patients, guests, and diners. The first ones are now rising in plain view of the 429.
