Ryan Companies and Exalt Health have broken ground on a 40-bed inpatient rehabilitation hospital in Riverview, Florida, just south of Tampa. The 39,093 square foot facility is scheduled to open in late summer 2027.
Ryan took on a comprehensive role from the start. The company identified and secured the site, led the rezoning process, and formed a joint venture with Exalt Health to finance, develop, and own the building. Ryan will also serve as general contractor and property manager once the hospital opens. E4H Architecture is the architect and Kimley-Horn is the civil engineer.
The hospital will be located near BayCare St. Joseph's South Hospital, a 223-bed facility, and is designed to address a significant unmet need for post-acute inpatient rehabilitation care in the region. Exalt Health specializes in treating patients with neurological, musculoskeletal, rheumatic, and cardiovascular conditions. Its inpatient programs include joint replacement therapy, stroke recovery, arthritis care, pain management, and wound care, each tailored to the individual patient.
This project continues a partnership between Ryan and Exalt Health that started with One Scottsdale Medical in Scottsdale, Arizona. Ryan has delivered numerous projects in Florida over the past two decades, including Brandon Gateway Medical Plaza in neighboring Brandon.

When the developer, GC, and property manager are all the same company, the ownership and delivery chain gets very short. For subcontractors, that structure tends to mean faster field decisions and a single point of contact that has both the budget authority and the build responsibility.
Riverview is one of Florida's fastest-growing communities, and post-acute rehab hospitals serving high-growth populations draw a meaningful range of specialty trade work. Medical gas, nurse call, low-voltage, and detailed interior buildout are standard packages on this building type. Subs and suppliers working the Tampa Bay market should have this one on their radar well ahead of the 2027 opening.
