The Daily Dig
Sandberg Development Inc. is building an 87,565 square foot U.S. headquarters at 9349 Hornbaker Road in Innovation Park, with a future expansion phase planned to add another 48,330 square feet.
The project runs in two phases over the next four years and carries a $43 million capital investment. It's projected to create 32 new jobs at an average annual wage of $118,000. The four-story building is designed with Scandinavian architectural influence and energy-efficient materials, and it will house advanced manufacturing space, robotics work, and collaborative office areas under one roof.
Prince William County is putting real weight behind the deal. The Board of County Supervisors approved a $1.6 million Economic Development Opportunity Fund grant and agreed to sell Sandberg roughly 11.06 acres between Hornbaker Road and Prince William County Parkway (Route 234).
Sandberg already has a foothold in the county, with four companies generating $100 million in combined U.S. sales. One of them, Aimpoint, has been part of the Sandberg portfolio since 1975 and relocated its U.S. headquarters to Prince William County in 2016. Aimpoint will now consolidate into the new facility.
Transwestern and Cambridge Development Group are representing Sandberg on the land acquisition and development.

TheJobWalk Thoughts
A single building combining advanced manufacturing with corporate office space often means two distinct trade packages with different specs and inspection standards. GCs and subs working both scopes should watch for separate bid windows rather than one combined award.
The four-year, two-phase timeline gives local firms a real window to build a relationship with the developer before bids hit the street, instead of competing cold once the work is posted.
Pairing a county land sale with an incentive grant is also worth tracking. It doesn't guarantee more development on the surrounding parcels, but it's the kind of move that often signals momentum building in a growing innovation district.
