Merritt Properties has officially broken ground on RDU Business Park, a 150-acre light industrial development in Morrisville, North Carolina, within the Town of Cary and just three miles from Raleigh-Durham International Airport.
At full buildout, the park will hold up to 13 single-story buildings totaling 790,527 square feet.
First Up, the West Phase
The initial 31-acre section includes three buildings, 54,000, 72,000, and 75,250 square feet, slated for completion in Q4 2027 and already available for preleasing. Specs worth noting:
18-foot clear heights on the first two buildings, 24 feet on the third
Rear-loading docks and drive-in capability on all three
30- and 40-foot column spacing

Location, Location, Runway
Sitting at 2040-2060 Seagirt Ave., the park connects straight to I-540, I-40, and US 70, with Research Triangle Park, the region's universities, and the retail strip at Brier Creek Commons all close by. That's the kind of address tenants build supply chains around.
The project pushes Merritt's North Carolina footprint past 1.35 million square feet across six business parks. Cary's assistant town manager Scot Berry said the space gives companies room to "put down roots, build their teams, and grow," while Cary Chamber of Commerce president Mark Lawson pointed to steady demand for light industrial product as the driving force behind the project.
Ten more buildings could still join the lineup, ranging from 8,600 to 108,225 square feet, whenever the market says go. For now, Morrisville just got a little busier.
