The Daily Dig

Lincoln Avenue Communities has started construction on The Talia in Channahon, Illinois. The three-story community will offer 40 affordable units for adults aged 55 and older.

The project is LAC’s fourth ground-up build in Illinois.

The building will rise on 2.53 acres at the corner of West Drake Drive and South Plainview Drive, inside the Henneberry Farm subdivision.

Each unit will have washer and dryer hookups, according to the developer’s presentation to the village. Residents will also share community laundry rooms.

Other shared spaces include a theater room, a fitness center, an indoor dog-washing room, a walking path and a raised community garden.

“LAC is proud to officially break ground on The Talia and provide seniors in Channahon access to quality, affordable homes,” said Hume An, LAC Vice President & Regional Project Partner.

Paper to Dirt

The Village of Channahon approved the project’s final site plan on May 18, 2026. Shovels went in about five months later.

Rent Math

Thirty units will be leased to seniors earning up to 60% of the area median income. The remaining 10 are reserved for residents earning up to 30% of AMI.

Golden Years, Green Build

The Talia is designed to earn certification under the National Green Building Standard and as Net Zero.

Federal Low-Income Housing Tax Credits cover part of the financing. IHDA awarded those credits in 2025, when the project was still called Mallard Point Senior Apartments.

Construction is underway, and completion is expected in 2027.

TheJobWalk Thoughts

NGBS uses a third-party verifier who inspects before drywall and again at final, so envelope and MEP work gets checked twice. Add laundry hookups in all 40 units, and plumbing and electrical crews will have plenty to coordinate before the walls close.

IHDA’s 2025 pre-application list also names Hume An as the contact on several other senior projects in Illinois. One of them, the 33-unit Pulaski Senior Apartments in Waukegan, won credits in 2026. Nothing guarantees those jobs go to the same subs. Still, a strong showing on The Talia is a smart way to get noticed.
