Newmark has arranged a $482.5 million loan for The Stockman, Auberge Collection, an ultra-luxury ski-in, ski-out resort that recently broke ground in Steamboat Springs, Colorado.

The borrower is Stockman Development LLC, led by Marquee Development. GoldenTree Asset Management, a global firm with approximately $70 billion in assets under management, provided the financing.

What's on the Plans:

  • 95 luxury branded residences

  • A hotel with 59 keys, to be operated under Auberge Resorts Collection

  • A spa, fitness facilities, a pool and multiple food and beverage offerings

  • An owners' lounge, dedicated ski locker storage and private terraces

Newmark calls it an extensive amenity program, and the list makes a convincing case.

Western Roots, Five Stars: According to the release, the design will draw on Steamboat Springs' Western heritage, paired with contemporary amenities and five-star hospitality.

The Roster So Far: OZ Architecture is leading the building design, and Nunzio Marc DeSantis Architects is handling interiors. Berkshire Hathaway is leading residential sales efforts.

The release doesn't name a general contractor.

Built for More Than Powder: The resort will sit at the base of Steamboat Ski Resort, with direct ski-in, ski-out access to Steamboat Mountain. The release also points to recreation beyond skiing, including hiking, mountain biking and fishing.

Next Phase at the Base: Newmark describes The Stockman as one of the first luxury resorts developed in Steamboat.

The release calls it the next phase of Alterra's investment in the mountain, following Alterra's $250 million "Full Steam Ahead" reinvestment program at Steamboat Resort.

The mountain got its reinvestment first. Now The Stockman has broken ground as the next phase.
