Starwood Capital Group and Trinitas Ventures have formed a joint venture to build purpose-built student housing at three major universities. All three projects are targeting a Summer 2028 delivery.

The partnership has already closed on the sites. Combined, the developments will add 2,046 beds to markets where new supply hasn't kept pace with enrollment growth.

The Lineup

  • Atmosphere Pittsburgh: 672 beds across 326 units, next to the University of Pittsburgh's campus. The market's purpose-built beds-to-enrollment ratio sits at just 8%, even as Pitt's 2025 freshman class grew by 1,274 students.

  • Atmosphere Norman: 677 beds near the University of Oklahoma. It's the first new institutional student housing built pedestrian to OU's campus in more than a decade, landing as the school hit a record 32,662 students this fall while on-campus waitlists grew sharply.

  • Atmosphere on Mifflin: 697 beds across 264 units by UW-Madison, folding in the historic Wiedenbeck Apartments alongside new construction. Madison's beds-to-enrollment ratio is 18%.

Who's Actually Building This

Trinitas brings the boots-on-the-ground work: identifying sites, capitalizing them, developing, building, and managing once they're done. Starwood brings the capital. The firm manages roughly $130 billion in assets and just closed a $10.2 billion opportunistic fund this past July.

Newmark brokered the joint venture.

Three campuses, three different states, same story: enrollment keeps climbing and purpose-built beds haven't caught up. With ratios this low, this probably won't be the last joint venture chasing that gap.
