The Daily Dig

The Kansas City Royals have selected their construction team for the $3 billion Ballpark District at Crown Center. The mixed-use development is anchored by a new open-air stadium. Mortenson | McCownGordon, a joint venture, will serve as Construction Manager at Risk on the stadium. JE Dunn will partner in shaping the surrounding neighborhood.

The scope backs up the price tag. The stadium comes in at 1.25 million square feet with room for roughly 34,000 fans. It sits inside an 85-acre district the Royals are calling the largest sports-anchored downtown development in baseball.

Batting Order

Mortenson brings national MLB stadium experience. McCownGordon brings the Kansas City relationships. Together, the joint venture can speak the league's language in the morning and the local trade partner's language by lunch.

JE Dunn brings hometown weight to the table. They're the largest builder in Kansas City, a 102-year-old, hometown-founded firm now helping shape a district meant to connect sports, retail, hospitality, and residential space in one place.

The project is a partnership between the Royals and Hallmark Cards. It's majority privately funded, which matters as much as the scope does. Mortenson Sports + Entertainment's Logan Gerken pointed to the joint venture's local track record, noting they're "building on our Kansas City experience of T-Mobile Center and Science City at Union Depot."

Labor groups are already treating this as a jobs story as much as a construction story. Ralph Oropeza of the Greater Kansas City Building and Construction Trades Council said the Royals "have already committed to the Missouri Works Initiative, which expands access and creates entry points into well-paying construction industry jobs."

TheJobWalk Thoughts

A CM at Risk delivery on a stadium this size front-loads the real decision-making into preconstruction. Subs who want a shot at this work should start building relationships with Mortenson | McCownGordon early. CM at Risk teams typically shape trade scopes and pricing strategy well before anything goes out to bid, even though the timeline here hasn't been announced yet.

The district side is worth watching differently. JE Dunn's role is still described as shaping the neighborhood rather than a confirmed construction package, so the exact scope will be one to track as more details come out. Projects mixing residential, retail, hospitality, and entertainment on this scale typically unfold in phases over several years once contracts are finalized, which is worth planning around even before that structure is confirmed.

Having two major Kansas City builders working on one connected site also raises a real coordination question. Even without a confirmed delivery method for the district work, any sub bidding near both the stadium and the surrounding neighborhood should expect sequencing between the two scopes to matter as much as either build on its own.
