Transwestern has started construction on Phase Two of Innerbelt Northwest Logistics Park in Houston's Northwest submarket. The phase includes 1,373,480 square feet spread across four Class A industrial buildings, scheduled for completion in Q3 2026. Half the project is already spoken for, two buildings are fully pre-leased, and the other two are being marketed.
Phase One wrapped in Q2 2025 and is fully occupied. Transwestern's market data shows the Northwest submarket accounts for nearly a quarter of all industrial construction in the Houston metro, including about 1.4 million square feet that started in Q4.

Pre-leasing before groundbreaking means someone actually wants the space, good for the developer, better for the subs who know TI work is coming. Dock counts in the 50 to 118 range and 32- to 36-foot clears mean upgraded power, coordinated fire suppression, and lighting packages that aren't small-box spec. If you're not already talking to the GC or tenant rep about procurement, you're late. Houston's Northwest submarket stays busy, and so does the competition.
