Urban Logistics Realty has closed on the acquisition of 53 acres at Harris Ranch in Denton, Texas. The purchase kicks off Phase I of what will eventually grow into an 80-acre master-planned business campus. Groundbreaking is set for early August, with delivery targeted for the third quarter of 2027.
Phase I includes five Class A industrial buildings totaling approximately 656,007 square feet. The buildings are designed to serve distribution, advanced manufacturing, and last-mile users. The park combines that functionality with architectural detail and amenities meant to set it apart from a typical spec build.
The site sits adjacent to Interstate 35, just south of Loop 288, near where I-35E and I-35W converge. That location puts the park within direct reach of the Dallas-Fort Worth Metroplex and the Interstate 35 trade corridor.
The project is structured as a joint venture between Urban Logistics Realty and a real estate fund advised by Crow Holdings Capital. First United Bank is providing construction financing. Holt Lunsford is handling leasing, GSR Andrade Architects is the project architect, Kimley Horn is the engineer, and Bratjen Construction is the general contractor.
Urban Logistics Realty Chief Development Officer Drew Feagin said the company wants to honor Harris Ranch's history in Denton while building space that creates jobs and reflects the direction the community is headed.
