Zero RFI and Track3D have entered a strategic partnership to bring AI powered progress tracking directly into owner representation services. The deal integrates Track3D's Reality Intelligence platform into Zero RFI's service delivery through its operating companies. It creates a connected workflow that runs from active construction through project closeout, helping owners independently assess project progress, work-in-place, and emerging risk.
Both companies are positioning the partnership around a specific gap in the market. Owners have historically depended on periodic, manually compiled reports to understand site conditions. By the time those reports flag a problem, the window to fix it without affecting cost or schedule has often already closed.
Track3D's platform converts site captures from 360 degree cameras, drones, and laser scanners into objective, measurable project insights. It does this without requiring BIM models, complex integrations, or specialized workflows. The company says that is what makes real-time project intelligence accessible from day one of deployment. Zero RFI's existing intelligence layer, Foundation Zero, powers its leading owner's representative firms and professional services organizations.
Track3D Co-Founder and CEO Chaitanya NK framed the deal as an extension of tools already used by leading general contractor teams, now made available directly to owners. Zero RFI founder and CEO KP Reddy said the partnership gives clients jobsite visibility that previously required dedicated personnel or specialized vendor relationships. He added that Zero RFI is handling the integration and vendor negotiation, so owners simply receive the data. Reddy also said Track3D's platform is proven to consolidate more than 20 job walks into a single efficient capture.
Both companies describe the move as part of a broader shift in construction technology. The industry has spent years digitizing documents and workflows. This partnership pushes toward turning raw project data into decisions owners can act on in real time.

This deal gives owners a direct, independent read on progress and work-in-place instead of relying solely on contractor-compiled updates. For GCs and subs, that means the numbers submitted in monthly reporting may increasingly get checked against a separate data source the owner controls. Field documentation needs to hold up on its own merits, not just tell a favorable story.
The distribution model is what makes this deal notable. Track3D's tools were already used on the GC side. Placing them inside an owner's rep firm puts that same visibility in the hands of the party writing checks and approving schedules. That is a different point of leverage than a GC electing to use a monitoring tool voluntarily.
For subcontractors, the practical impact comes down to sequencing and rework. The release specifically points to reducing rework and catching risk earlier. If issues get flagged sooner because the owner has independent visibility, subs have less room to quietly absorb delays before they surface in a broader conversation about schedule or cost.
